Frequently asked questions about villas for sale on Lake Garda
How much does a villa on Lake Garda cost?
Villas for sale start from about €500,000 inland and on the hills and exceed one million for positions with a view or access to the lake; the lakefront properties of Sirmione, Salò and Gargnano reach several million. The price depends above all on position, view, land and condition.
What is the difference between a villa and a small villa?
We call a villa a large detached house with a garden or park and often a pool; a small villa is a detached, semi-detached or terraced house of more modest size. Small villas have their own page on the website.
Is a villa on the lake or on the hills better?
On the lakefront you buy access to the water and prestige, with higher prices and more bustle in summer; on the hills, in the Valtenesi, above Salò and Gardone or on the Tremosine plateau, you find open views, silence, land and more affordable prices a few minutes from the shore.
What should be checked before buying a villa?
Planning and cadastral compliance, title and absence of mortgages, condition of systems and roof, energy performance certificate, the lake’s landscape constraints and, where there is a well or a pool, the relevant permits. We carry out these checks before the purchase offer.
How much does it cost to maintain a villa on Lake Garda?
IMU property tax on a second home, insurance, utilities, garden and pool care and routine maintenance: for a villa with grounds and pool count on a few thousand euros a year, more if everything is entrusted to a management service. We tell you the actual costs of each property.
Can a foreigner buy a house on Lake Garda?
Yes. EU citizens buy on the same terms as Italians; for other countries the reciprocity rule applies, which covers most cases (for example Switzerland, the United Kingdom, the United States). You need an Italian tax code and, for the payment, a bank account: our agency follows you through every step, in English and German too.
