Building land or agricultural land: how do I tell?
The certificate of urban planning designation issued by the municipality says so: it shows the plan zone, the building index and the constraints. Agricultural land does not become buildable on purchase: we check this before every offer.
How much can be built on a plot?
It depends on the index of the municipal plan, the distances from boundaries and roads and the maximum height; on Lake Garda the landscape constraint and the lake buffer zones also count. A surveyor calculates the buildable volume before purchase.
How much does land on Lake Garda cost?
Building plots on the hills, in Puegnago, Polpenazze or Lonato, start from about €150,000; with a lake view or near the shore prices rise sharply and supply is scarce. Many plots are not published: contact the office for the area you are interested in.
What costs are there beyond the price of the land?
Registration tax (higher than for a house), notary, urbanisation charges and building contribution at the time of the permit, design, utility connections and access works. We prepare a cost overview with the surveyor before the offer.
How long does it take to build a house?
Six to twelve months for design and building permit, which in landscape-protected areas also goes through the heritage authority, then twelve to eighteen months of construction. Those who want certain timing often prefer a new house already under construction.
