What is a rustico?
A stone country house or a farmstead with courtyard, barn and land, often to be renovated, on the morainic hills, in the Lugana, in the Valtenesi or on the Tignale and Tremosine plateau. The charm is the original architecture; the work is the restoration.
How much does a rustico on Lake Garda cost?

What can I do in the renovation and what not?
The municipal plan sets whether you can change the use, extend or create more units; on Lake Garda many rustici lie in landscape-protected areas, which need an extra permit for façades, roofs and pools. We always ask a surveyor’s opinion before the offer.
Is the attached land buildable?
Usually not: it is agricultural land, with vineyards, olive groves or meadow, which you can farm or keep as a garden but not subdivide. It is valuable for privacy and for home-made oil or wine, not for building.
How long does it take to renovate a rustico?
