Frequently asked questions about small villas for sale on Lake Garda
How much does a small villa on Lake Garda cost?
Terraced and semi-detached houses start from about €240,000 in the Lonato hinterland and in the Valtenesi; detached houses with a garden are usually between €400,000 and €800,000, more with a lake view in Salò, Toscolano Maderno or Sirmione.
Detached, semi-detached or terraced: what changes?
A detached house is independent on all sides, with its own garden and no condominium fees; a semi-detached shares a wall and sometimes the garden; terraced and four-family houses have lower costs and often sit in small residences with a pool. In the list you can filter by garden, garage and pool.
Where can I find small villas with a garden near the lake?
In the Valtenesi (Manerba, Moniga, Padenghe, Soiano), in the hinterland of Lonato and Pozzolengo, in Toscolano Maderno and San Felice del Benaco. These are the areas with the most new or recent houses, a few minutes from the beaches.
Is a small villa suitable as a second home?
Yes: compared with a villa it has lower running costs and, if it sits in a residence, a pool and communal garden looked after by others. Small villas in residences rent well in the summer months, detached ones are more sought after as year-round homes.
What costs are added to the price?
Registration tax or VAT (different for a first or second home), notary fee, agency commission and any mortgage and survey costs. We give you an estimate before the offer.
Can a foreigner buy a house on Lake Garda?
Yes. EU citizens buy on the same terms as Italians; for other countries the reciprocity rule applies, which covers most cases (for example Switzerland, the United Kingdom, the United States). You need an Italian tax code and, for the payment, a bank account: our agency follows you through every step, in English and German too.
