How much does an apartment on Lake Garda cost?
Two-room apartments in residences start from about €140,000 on the hills and inland; three-room apartments with a lake view are usually between €300,000 and €600,000; lakefront penthouses in Sirmione, Salò and Gargnano exceed one million. Every listing shows price, size, rooms and condominium fees.
What do monolocale, bilocale and trilocale mean?
In Italy rooms are counted, not bedrooms: a monolocale is a single room with a kitchenette, a bilocale has a living room with kitchen plus one bedroom, a trilocale two bedrooms. Bathrooms, terraces and cellars are counted separately; the cards show size, rooms, bathrooms and garage.
What do the condominium fees of a residence include?
Maintenance of pool, garden, lift and common areas, cleaning, building insurance and the administrator; sometimes water and central heating. In residences with a pool it ranges from a few hundred to a couple of thousand euros a year: the figure is on each listing’s page.
Lake view or residence with pool?
A lake view carries a price premium and holds its value better over time; a residence with a pool costs less, is easier to rent out and needs no maintenance. Many hillside apartments, in Gardone, Manerba and Toscolano, have both.
Can I rent the apartment to tourists?
Yes, with registration of the activity, the national identification code and compliance with the residence rules, which sometimes restrict short lets. Demand is high from April to October; we point you to the properties that already have a management set-up.
Can a foreigner buy a house on Lake Garda?
Yes. EU citizens buy on the same terms as Italians; for other countries the reciprocity rule applies, which covers most cases (for example Switzerland, the United Kingdom, the United States).
