Frequently asked questions about family homes on Lake Garda
Which homes do you select for families?
Apartments, small villas and villas with at least three rooms, several bathrooms, a garden or terrace and parking, in areas served all year round: not tourist second homes but houses for everyday life.
Where is it best to live all year round with children?
Salò, Desenzano, Lonato, Manerba and Toscolano Maderno have schools up to secondary level, paediatricians, sports and shops open in winter too; Sirmione and Gardone are more touristic. In Trentino, Riva del Garda and Arco are lively towns all year round.
What are the connections like for those working in Brescia, Verona or Milan?
From the lower lake the A4 motorway and the Desenzano and Peschiera stations reach Brescia and Verona in about half an hour and Milan in one hour; from Salò and the Valtenesi Brescia is 30-40 minutes away; from the upper lake times increase. Riva del Garda is about 25 minutes from the A22.
How much does a family home cost?
Three- and four-room apartments start from about €240,000 in Lonato and the Valtenesi; small villas with a garden are mostly between €350,000 and €700,000; villas with a view exceed one million. First-home tax relief reduces taxes for those who move their residence.
Are there hospitals and health services nearby?
Yes: the hospitals of Desenzano del Garda, Gardone Riviera and Peschiera del Garda on the Lombard and Veneto shores, that of Arco in Trentino, plus out-of-hours doctors and pharmacies in every main town.
Can a foreigner buy a house on Lake Garda?
Yes. EU citizens buy on the same terms as Italians; for other countries the reciprocity rule applies, which covers most cases (for example Switzerland, the United Kingdom, the United States). You need an Italian tax code and, for the payment, a bank account: our agency follows you through every step, in English and German too.
