Frequently asked questions about small villas for sale on Lake Garda
How much does a semi-detached or terraced house on Lake Garda cost?
Prices start from about €230,000 in the Lonato hinterland. Most semi-detached and terraced houses are between €350,000 and €700,000; with a lake view in Sirmione, Padenghe or San Felice del Benaco they go above one million.
Semi-detached, terraced or four-unit: what changes?
A semi-detached house shares one wall and sometimes the garden. An end-of-terrace house has one neighbour, a mid-terrace house two; terraced and four-unit houses have lower costs and often sit in small residences with a pool. In the list you can filter by garden, garage and pool.
Where can I find small villas with a garden near the lake?
In the Valtenesi (Manerba, Moniga, Padenghe, Soiano), in the hinterland of Lonato and Pozzolengo, in Toscolano Maderno and San Felice del Benaco. These are the areas with the most new or recent houses, a few minutes from the beaches.
Is a small villa suitable as a second home?
Yes: compared with a villa it has lower running costs and, if it sits in a residence, a pool and communal garden looked after by others. Houses in residences rent well in the summer months.
What costs are added to the price?
Registration tax or VAT (different for a first or second home), notary fee, agency commission and any mortgage and survey costs. We give you an estimate before the offer.
Can a foreigner buy a house on Lake Garda?
Yes. EU citizens buy on the same terms as Italians; for other countries the reciprocity rule applies, which covers most cases (for example Switzerland, the United Kingdom, the United States). You need an Italian tax code and, for the payment, a bank account: our agency follows you through every step, in English and German too.
