How much does a holiday home on Lake Garda cost?
From about €175,000 for a two-room apartment in a residence in Sirmione or the Valtenesi to €400,000-600,000 for a three-room apartment with a lake view; small villas with a garden and pool often exceed half a million.
Can I rent it out when I am not using it?
Yes, as a tourist let: you need to notify the municipality, obtain the national identification code and comply with the residence rules. Many owners use the house in spring and autumn and rent it out in the summer months, when demand is highest.
Who looks after the house when I am away?
In residences the administrator looks after the pool, garden and common areas; for the interior, keys and guests there are local management services we can recommend, charging a percentage of the rent or a flat fee.
What fixed costs does a second home have?
IMU (due on second homes), waste tax, condominium fees, utilities with standing charges and insurance: for a two-room apartment in a residence it is usually €2,000-4,000 a year. Purchase taxes are higher than for a first home: we prepare the figures before the offer.
Can a foreigner buy a house on Lake Garda?
Yes. EU citizens buy on the same terms as Italians; for other countries the reciprocity rule applies, which covers most cases (for example Switzerland, the United Kingdom, the United States).
